Manager of Operations

Position Summary
Under limited supervision, direct and supervise the activities of shop personnel and provide technical direction of a work order system and centralized maintenance function for the University.
Requirements:Duties and Responsibilities:
Estimate jobs (labor hours, supplies etc.), assign work priorities, schedule work and purchase supplies needed for project completion
Evaluate existing building maintenance needs and system efficiencies/deficiencies and propose improvements as required
Manages the on-site inspection and coordination of construction projects on ENMU owned facilities to assure compliance
Direct the electrical and mechanical chill water distribution system
Prepare facilities inspection schedule
Monitor, compile and analyze data on labor utilization and prepare reports
Work directly with departments to ensure their requirements are properly identified and managed appropriately
Interview, select, train, supervise and evaluate support staff
Supervise electrical, mechanical and plumbing projects
Coordinate with contractors/sub-contractors to address issues and problems
Review blue prints needed for project completions
Participate in the selection of potential bidders/contractors through careful review of plans and specifications
Manage, coordinate and direct all phases of the project construction team
Provide timely progress reports as determined by the Director of the Physical Plant and ensure timely completion of projects by setting efficient timelines
Provide complete maintenance service and project management
Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
Develop and implement new policies and procedures for preventive maintenance of University equipment
Maintain necessary files, documents, records, warranties and reports for office records
Review estimates and maintain project budgets
Work with university selected design teams to insure new work is compatible with existing university equipment
Perform other related duties as assigned
Minimum Job Requirements:
A high school diploma or equivalent certificate and five years of directly related experience in construction management, mechanical, electrical and plumbing services, or equivalent amount of education and/or experience required. Bachelor's degree or professional license/s or certification/s in construction management, mechanical, electrical or plumbing services is preferred. .
Knowledge, Skills and Abilities:
Ability to communicate effectively, both orally and in writing
Knowledge of principles and processes for proving customer service to include customer needs assessment, meeting quality standards for services and evaluation of customer satisfaction
Working knowledge of project management principles, practices, techniques, and tools
Knowledge of budget and cost estimating principles and procedures
Ability to operate hand and power tools associated with the position
Thorough knowledge of the methods, materials, tools and equipment used in the craft
Ability to read and understand complex plans, drawings, schematics and operation manuals
Understand basic accounting
Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments
Skill in organizing resources and establishing priorities
Knowledge of electrical, mechanical and plumbing services
Working Conditions:Physical Demand and Working Conditions:
Work is medium in nature that at times requires exerting up to 50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.
Work is performed outside and inside buildings
Work is performed in conditions with exposure to noise, vibration, dirt, odor, fumes, toxic situations and/or electrical issues that may be hazardous
Must have the physical dexterity to operate a variety of equipment

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
